As the weather warms up across the country, the spring selling rush is in full force. Whether you’re on the buying or selling side of the process, there are some important tips to keep in mind to make this season as easy, stress-free and profitable as possible. ESTATENVY sat down with Portland’s Windermere Sellers real estate agent, Susie Hunt Moran, to get the inside scoop on what to know during the spring selling rush.

For Sellers:

1. Always be Show Ready

Once you decide to put your house on the market, pack up your house as quickly as possible. Little touches like new paint or a fixed crack in the wall can go a long way. Get the most bang for your buck by making these small changes to get a higher bid.

2. First impressions are the best impressions

The first impression on a possible buyer makes a big difference. Spend time sprucing up your curb appeal and the appearance of your front entrance.

3. With a higher demand for houses currently, now is a great time to sell

The housing market is on the rebound. There is a strong demand for houses right now among buyers, so it is a perfect time to sell. Additionally, we can never predict what the future will hold so don’t wait for possibly a better market.

4. Use a staging company to make sure your house looks perfect

Whether your real estate agent does this for you or you want to enlist your own company, it is always smart to bring in a professional staging company to help make your home more appealing to prospective buyers. There are many tips that normal sellers wouldn’t think of that can really make a big difference in the selling process.

5. Homes are always better without animals

Although everyone may love their pets, the extra hair, noise and disturbance can have a negative effect on possible buyers.

For Buyers:

1. Be preapproved before starting anything

Since the buying process can happen very fast, it is in your best interest to be preapproved by your bank and know how much you are willing to spend before entering the process.

2. Be prepared to make an offer on the spot

Time is of the essence. If you really like a home, it is smart to make an offer on the spot so you don’t miss out on an opportunity down the line.

3. Write a personal handwritten letter to the seller to stand out from the competition

People like to feel good about who is buying their home. Let them know why you want to live there, and be as descriptive and persona as possible. Acknowledging the hard work that they put into their home is a great way to get a leg up on the competition.

4. Remain calm throughout the whole process

Although buying a home can be a very stressful process, remaining calm is the best way to ensure that you will be the happy with your decision.

5. Make a wish list and a need list

It is important to know from the start where you stand on specific things and where you are and are not willing to compromise.
